BIM Approach

— Empowering design with data. Delivering with purpose.

BIM Approach

Empowering design with data. Delivering with purpose.

At Vtrios, our BIM philosophy is rooted in clarity, collaboration, and intelligent delivery. We approach Building Information Modeling (BIM) as a strategic framework that connects design intent with construction reality—guided by global standards such as ISO 19650 and BS EN 17412-1 (Level of Information Need). ISO 19650 provides a structured framework for organizing and sharing digital construction data across teams, ensuring consistency and interoperability throughout the project lifecycle. BS EN 17412-1 defines the Level of Information Need (LOI), specifying what information is required at each stage. Our workflow ensures progressive model development from LOD 100 to LOD 300, maintaining data integrity. Our BIM approach relies on a Common Data Environment (CDE) compliant with ISO 19650 standards, serving as the digital backbone for centralized information management. By integrating BIM early in the design process, we empower multidisciplinary teams with data-rich, federated models.

ISO 19650 standard for managing information over entire asset lifecycle

BS EN 17412-1 (Level of Information Need) for structured information requirements

LOD progression (100-500) with progressive model development

Common Data Environment (CDE) for centralized information management

Early BIM integration for multidisciplinary collaboration

Federated models combining architectural, structural, MEP disciplines

BIM Management

Strategic orchestration of design, data, and delivery

In the role of Lead Design Consultant (LDC), BIM management becomes a strategic orchestration of design, data, and delivery across all disciplines. Project Initiation & BIM Strategy defines BIM Goals, aligning with client vision and lifecycle needs, covering development of a BIM Execution Plan (BEP) for collaboration protocols, model standards, and data exchange, including setting LOD/LOI Matrix and selecting suitable BIM software and CDE. Design Phase Integration focuses on LOD 100-300 Modeling, guiding disciplines through progressive model development, creating Federated Models, performing Clash Detection & Resolution using Navisworks and ACC, and conducting Design Coordination Meetings. Digital Collaboration & Data Governance covers CDE Management for unified model sharing, version control, secure information exchange, along with Model Audit & QA/QC. Construction Support addresses LOD 350-400 Transition, supporting contractors with fabrication-ready models. Handover & Project Lifecycle Enablement details LOD 500 & COBie Compliance for delivering as-built models with asset data for FM integration.

Project Initiation: BIM Goals alignment, BEP development, LOD/LOI Matrix, CDE selection

Design Phase: LOD 100-300 progressive modeling, federated model creation

Clash Detection: Navisworks and ACC for issue management and coordination

CDE Management: Unified model sharing, version control, secure information exchange

Construction Support: LOD 350-400 transition, fabrication-ready models

Handover: LOD 500 & COBie compliance, as-built models with asset data

CDE

Common Data Environment

CDE is the digital backbone of any BIM-enabled project—a centralized platform where all project information (models, drawings, documents, schedules, and communications) is stored, managed, and shared among stakeholders throughout the project lifecycle. Core functions include Centralized Storage for all project data, Version Control that tracks revisions ensuring teams use latest documents, Access Management controlling viewing, editing, and commenting permissions, Issue Management for structured workflow of clashes, conflicts, and RFIs, and Collaboration Hub facilitating real-time coordination. CDE supports BIM workflows by enabling federated modeling, clash detection, and coordinated documentation, improves efficiency through streamlined data exchange, and enables lifecycle management from design to construction to facility operations. The CDE workflow progresses through Work in Progress, Check/Review/Approve, Shared, Review/Authorize, Published, and Archive stages. Popular platforms include Autodesk Construction Cloud (ACC) with modules like BIM Collaborate Pro, Docs, Design Collaboration, Build, and Cost.

Centralized Storage: All project data (2D/3D models, RFIs, submittals, contracts, specs)

Version Control: Tracks revisions ensuring teams use latest documents

Access Management: Controls viewing, editing, commenting permissions

Issue Management: Structured workflow for clashes, conflicts, RFIs

CDE Workflow: WIP → Check/Review → Shared → Review/Authorize → Published → Archive

ACC Modules: BIM Collaborate Pro, Docs, Design Collaboration, Build, Cost

LOD

Level of Development

Level of Development (LOD) specifies the degree of detail and reliability of BIM model elements at different stages of a project. It defines both the geometric detail and the information richness of model components, ensuring clarity about what can be expected from a model at each project phase. LOD 100 (Conceptual Massing) serves early-stage feasibility with elements represented as symbols or generic shapes, ideal for site studies and early client presentations. LOD 200 (Approximate Geometry) supports schematic design with elements modeled as generic systems with estimated size and location. LOD 300 (Precise Coordination) enables construction documentation with elements modeled as specific systems with accurate geometry, fully measurable for quantity take-offs and clash detection. LOD 350 (Shop Drawing Detail) supports fabrication preparation with detailed geometry including connections and interfaces. LOD 400 (Fabrication & Assembly) provides fabrication-ready models with precise fabrication-level detail including exact dimensions and tolerances. LOD 500 (As-Built & Facility Management) delivers field-verified as-built models with complete asset data for facility management integration.

LOD 100: Conceptual massing, symbols, generic shapes for feasibility studies

LOD 200: Generic systems, estimated geometry for schematic design

LOD 300: Specific systems, accurate geometry for construction documentation

LOD 350: Shop drawing detail with connections, supports, interfaces

LOD 400: Fabrication-ready with precise dimensions, tolerances, assembly data

LOD 500: Field-verified as-built with complete asset data for FM integration

BIM Dimensions

Beyond 3D modeling

Beyond 3D Modeling, Building Information Modeling (BIM) is a layered, data-rich process that evolves across multiple dimensions to support design, construction, and facility management. 3D BIM (Geometry & Visualization) focuses on spatial design and coordination, creating intelligent 3D models representing architectural, structural, and MEP systems. 4D BIM (Time & Scheduling) focuses on construction sequencing, linking model elements to project timelines for simulation and planning. 5D BIM (Cost Estimation) focuses on budget and quantity take-offs, integrating cost data with model components. 6D BIM (Sustainability & Energy Analysis) focuses on environmental performance, embedding data for energy modeling, carbon tracking, and lifecycle analysis. 7D BIM (Facility Management) focuses on operations and maintenance, delivering as-built models with asset data for FM systems. Extended dimensions include 8D BIM (Safety), 9D BIM (Lean Construction), and 10D BIM (Resilience).

3D: Spatial design, intelligent models, architectural/structural/MEP coordination

4D: Construction sequencing, timeline simulation, intentional and efficient planning

5D: Cost estimation, quantity take-offs, budget integration with design decisions

6D: Energy modeling, carbon tracking, lifecycle analysis, environmental performance

7D: Facility management, asset data, maintenance planning, building operations
